Has anyone bought a home using a Conventional Renovation Loan (not 203k-FHA)?
I am in the process of purchasing my 1st home using a Conventional Renovation loan (Fannie Mae), we're not able to use FHA-203k b/c the home has not been owned more than 6 months by the owner. So, I cannot use this loan and understand that. I also understand everything about the Conventional loan and the process but this...After estimates and after the renovation has been done on the home I know they send the appraisor to check that the work has been completed.
When appraisor sees that the work is done, does your mortgage lender release the money to you?
Meaning, does he release the funds to you in your name? Or does he release the money to the company (the company you used to do the renovation) in its name?
If you've done this loan in particular yourself, I'd very much appreciate a reply.

Can a 203K Loan be used to renovate my home I currently own or is it strictly for a new purchased home?
My home is 13 yrs old and I need more space. I want to add 2 bedrooms and 2 baths. I'm hearing it is cheaper to go out into the back yard with the addition rather than going up. I am pre-approved for a home equity loan but wondered if the 203K would allow for more money for the renovation.

Can I get a computer included as an appliance with my 203k loan?
I'm currently buying a home and am going the 203k route to do some renovation and purchase appliances. I was just curious if I could get a new computer included in my loan as an appliance. I can't find anything on it thus far.
You can ask, but be prepared to be rejected - a computer is not an appliance and does not add to the value of the home. Per various FAQs on-line, applliances refers to kitchen appliances and/or washer/dryers.
With a 203k loan, How much do i have to be approved for?
Do I need to be approved for the asking price listed (106,650) or the price the home would be appraised for after the repairs? I am only approved for 110k, is that the amount i would be able to get for everything? All the homes in the area are worth 170+, I cant afford anything near that! Would my payments also be for the value of the house or the cost of the renovations and home?
it will be for the loan amount. they qualify you on debt to income ratios....you can add the repairs to the loan amount..but you still need to qualify with your debt to income
